I have a tenant who has now been in arrears 3 separate times with his rent over about 2/3 years. Problem is he goes silent on me and I have to track him down (regularly changes his mobile number too without telling me). On a SPT I gave him two months notice, which he has ignored, gone silent on me (changing his phone number again) doesn't respond to emails, but keeps paying rent. He has a wife (who does not work) and a young child, and I know they have no money, but it seems I cannot get him to leave without getting heavy. The property is kept beautifully and I wouldn't ask them to leave (a) if rent was paid on time and (b) if he kept in touch and didn't try to avoid me. Any advice please? Thanks.
