My tenants are being very picky after I requested a rent increase (which they have refused) and are now listing lots of extra jobs they want seen to, for example.

-some mould around the sink(which wasn't there before ) which they state could be a health hazard
- the sealant around the sink has become damage and is leaking water into a cupboard below.
-A very small kitchen window is not secure and is currently taped closed (although it cannot be opened from outside)

How quickly do I have to see to these things? As i'm currently paying for new garden decking and a gas cert and cannot afford them all at once!

Any advice would be greatly appreciated!
