I've recently evicted 2 problem tenants who have caused considerable damage to my property.
All curtains have been removed and thrown into the cellar and are ruined. The kitchen has been wrecked i.e doors broken and chewed by dog that was disallowed in the contract. All cutlery has been stolen and some doors kicked in. Shower has been broken and wash basin is hanging off the walls.
Whilst the tenants are long gone, I'm wondering how much of the above will be classed as 'Maintenance' or 'Improvement' for tax purposes. Obviously, the house will be in better condition than before they moved in as it was last decorated 7 years ago.

Your thoughts please.
