I have already placed this on the forum and got a couple of good replies. Its just that finances are really stretched with 2 voids, a property ruined by fire and this none payer. I can't afford a court fee if not 100% sure I have a valid S21.

Tenancy runs for 27th March 2015 to 26th Sept 2015.

on 30th March I issued S21 as did and got a signed receipt from tenant.

What confusing me is not so much that it cant be served in first 4 months as I agree with members that as issued before the law change I should be OK.

Its the business that I was under the impression the Section 21 now has a limited lifespan after which it is not valid.

I would really appreciate if you could confirm whether any changes in law on October first makes my S21s not valid now? And how long in to the future they will be valid for.

For new tenancies I have stopped issuing S21s at the start as I see this is pointless.
