Hi All,

Wondered if you have anyway you differentiate between tenants when you have two potential tenants to select from?

The property is managed for me by an agent one single tenant divorcing been in current role 5 months willing to pay 6 months upfront earns 17k. Or a couple who earn 34k been in current roles for 3 years each, who will pay monthly.

I'm not sure how to chose or is this a good opportunity to look to raise the rent?
