Can you please advise me on the most effective way to retreive rent arrears now that the tenant has moved out of the property? The tenant recently stopped paying their rent so they were issued with a section 21. The tenant responded to the S21 and told me that they were moving soon. I didn't want to run the risk of them trashing the house whilst they were still occupying it by reminding them that they were in arrears, so I thought it be best to gain possession first and then look at options to get the money once they were out.
The tenant is employed and i'm pretty sure that they still live in the same area.
I'm open to suggestions.
