July 25th 2012 I allowed new tenants to have key to move some furniture in urgently prior to leaving the pub they had been in, and which was being closed as they said they were not making enough money!They moved themselves in father, mother, two daughters ( one had baby in september) and teenage son.
I gave them all the rla papers, tenancy agreements,guarantors forms etc. but they refused to sign anything. father said he was self employed and able to support the whole family!!
He paid 975 in cash towards the 1100 per month rent for a beautiful 5 bedroomed house in the country. He has not paid any more - no deposit - nothing.
I then found out he applied for benefits for him self and family, and daughter with baby applied seperately. Also then applied for housing Benefit and council tax. Council band the property as 3 bed house and seperate 2 bed house, (2 bed was an extension) but always used as one house. Daughter claiming for 2 bed, and father for 3 bed. Council are paying their council tax but refused to pay HOusing benefit as they could not produce a tenancy agreement. The father works part time with local builders - cash in hand, as well as being on benefits. I do nto take in dogs but they brought two young pups with them which have ripped up the garden, lawns etc. No one even mowed the lawns or done the flower beds - sao place is a total wreck. Would not allow me in to check property and have changed the locks - again illegal.
I cannot reason withhim as he is huge, agresssive and keeps referring to my age - 72 and knows I live alone.I desperately need your help to tell me how I get them out and how do I get my rent paid. Thanks .
