All tenants have signed a 12 month RLA tenancy agreement.
However one tenant left the property after 4 months locked his room and left all his belongings. He continued to pay his rent for another 3 months then stopped (7 months in total). Due to the fact that his belongings are in the room, I was unable to re-advertise the room.
He returned to the house at Easter and moved out, leaving me with little hope of filling a student room at the end of the year. The tenant owes me £1000 in rent (5 months @ £200 per month).
I have phoned text and written to him asking for payment.
What's my next step, shall I go to a small claims court to reclaim the money.
