We have a tenant in the last two weeks of a notice period.
We have had a number of viewings from potential new tenants and the current tenant has always insisted she is present.
So far we have not found a replacement tenant.
The current tenant is now on holiday and is refusing to allow us access to hold viewings as she cannot be available. This seems unreasonable.
Can she deny us access with reasonable notice?
Can we let ourselves in without her permission?
If she denies access, can we make a claim against her deposit?

Thanks in anticipation.
