I have four students living in my rented house. They should each pay 360 pcm. Three tenants are up to date with the rent but one owes five months rent. The other tenants are ultimately liable but I think this tenant may leave the country without paying. It will take a long time to resolve this if she does not pay. I am insured for non-payment of rent but not sure at what point I can claim. A friend suggested asking for the passport of the tenant in arrears but I am not sure if this is legal or practical. What should I do in the first instance? She keeps telling me she has paid in money but nothing appears in my account.
