we rented a room to a student on a ten month tenancy agreement - room only, with a student who left owing rent arrears in about april - despite many phone calls and letters to both the gurantor and the tenant we have had no further payments or reached any agreement as to how these should be paid. we have no idea where the tenant is now but we do have contact details for the guarantor. we wrote to her in May a final letter asking for her to contact us about making payments, or we would inititate a small claims procedure. she has not responded.
i have two questions
1 - how do we word the small claims given that we are pursuing the guarantor, not the tenant
2 would we be better sticking to claim for rent arrears for the time we believe he was resident rather than for the whole 10 months.
