Hooray, today is the day the bailiffs arrive to evict a tenant who defaulted payment ......in february! However, The bailiffs have advised me they will not be doing anything today as the tenant has two dogs and because of health and safety etc they won't get active!
Fortunately my tenant did a moonlight last night ( but I'm not telling the bailiffs ).

My question, the house is wrecked, needs floorboards, kitchen, carpets, plastering etc etc together with 1,000's unpaid rent. It won't be long before my sources get me a forwarding address ( popular local girl ) and she is in full time employment ( I know where). So what would be advise able for my next course of action?

BTW, I won't be going down this long unhelpful and expensive legal route next time paying the courts paying bailiffs etc just to discover the system still won't help.
