Tenant owing me rent, repair cost and legal cost
I have just gained a court possession order to take back my house. Now my tenant is going to be evicted by court bailiff in 2 weeks.
But the tenant has owed me rent, repair cost (due to damages done by her) and legal cost of eviction. I wonder if I can go to small claim Court to get her pay me back all arrears in one claim. Or, do I have to do it seperately, i.e. go through the Section 8 proceduring to get the rent arrears back, and Small Claim Court for the repair cost and legal cost?
Should I take any claim action before my tenant is evicted (in 2 weeks)?
Can someone point me to the right diection please? Thank you.
