In 2008 I rented to a young couple who "split up" during the first month of the 6 month AST leaving the female tenant in the house. It took months to obtain a court order to evict and the property was in a serious mess when I gained possession.

The male tenant disappeared and the female tenant was young and on benefits so I never pursued for rent arrears or damages.

Last week the couple (now reunited) applied for and viewed another of my properties , with the male tenant bringing an employers letter proving employment and wage details. They did not recognise me from 2008.

Is it too late to take legal action for the debt recovery ? I have all the inventory images for before and after etc and the whole episode must have cost me 3000.
