I am planning to sell one of my properties next year which is currently occupied by tenants that have reached the end of their original 12 month fixed term.

1. The agreed 12 month term ended in September 2010. Am I still required to issue a Section 21?
2. If yes do I still need to give 2 months notice?
3. Is it possible to give the tenants a flexible moving out date? There is no guarantee that I will find a seller so I was thinking about making them an offer to remain in the property until I have exchanged contracts (i.e. I would reimburse 1 months rent if they stay in the house while it is being marketed and give them a month to move out between exchange and completion of the sale).
