I would like advice on three points:
1. I want to check that I would therefore put a date on the form which would be 17th of the month, in this case 17th September.
2. Having done that, what is the process for actually asking her to move, do I need to put a second letter in or just mention it verbally or do nothing unless I have to go to court?
3. I know the tenant will be very unhappy and likely to fight it. One thing that worries me a bit is that she might claim there are outstanding repairs. She has constantly moaned about the hot water (it is a combi) and at the end of last year we had quite a lot of work done on the boiler after which it was fine - and she confirmed so. She then complained again in writing two weeks later but then when I went to check it said sorry, it is actually fine.
I am just slightly worried that the last written correspondence states there is a problem even though verbally she says not, and that I don't have it in writing that it is now OK. Can you please advise on how I should progress this. I did think about putting a letter through asking for conformation all is fine but don't particularly want to give her ideas.
