I have a tenant on a six month Assured Shorthold Tenancy, who has been a consistently late payer and has actually missed January and February's payments (due date, 2nd of the month) despite several email and text reminders. As the tenancy expires on 1st March anyway, do I have to issue a Section 21 or should I issue a Section 8?
Does a Section 21 have to be issued two months before the end of the tenancy to ensure that the tenant vacates on the correct date? Or is he automatically expected to vacate at the end of the agreement?

I'm afraid I'm a new landlord! My first experience hasn't been a very good one!
