We have a landlord who has served a valid Section 8 notice for rental arrears.
A hearing date was set but the landlord withdrew prior to the hearing.
He now wants to re-start possession proceedings. The tenant is even further behind with rental payments (5 months or so).
Can he rely on the first Section 8 notice or does he need to issue a new one?

(Note: The tenancy end date is 31st July and a Section 21 has been served.)
