hi all, new member to the RLA and am trying to find my feet in the landlord minefield.

I have two rooms to rent out in my house and i would just like to know what type of agreement is best? should i go for a tenancy agreement or grant a license? Am i correct in saying that the tenancy agreement is the more legally binding one?

If i intend to have one person in each room and i live with my girlfriend do i then need to apply for a landlords license, or do my g/friend and i do not count?

all advice very welcome.
