I have a 2 storey 3 bedroomed terraced property in Salford occupied at present by three female ex-students. The property will become a selective HMO under the new licensing scheme. As per the terms of the Tenmancy Agreement, two of the tenants are seeking permission to run a translating business (European languages) from the premises. If I grant this request, there will be no disruption caused to the neighbours and the premises will not need to be adapted in any way. The 'tools' of the business will be no more than a few files, a desk and a PC - just the same as for a student! If I grant this request, please advise as to any pitfalls which may be encountered with regards the TA, Local Authority, property insurers or any other body.
