A tenant of mine has died suddenly, after coming out of hospital last week. Whilst she was in hospital, her husband (joint tenant) left her. I spoke to her a couple of days ago, and she said that would like the tenancy agreement changing, but she died before I could do anything. She has a son aged about 16 who is in the house. I have spoken to him, and advised him that I would be in touch in a few days, when everything had settled down.

What do I do? There is a chance that the separated husband will come back, and I don't really want to rent to him (she was a model tenant, he is unreliable). Is he still a tenant? What about the son? Any thoughts would be gratefully recieved, as I want to be fair to the family, as she was a good tenant.
