need some advice please!
Just about to rent out my house after the last tenant was evicted for non payment of six months rent. The prospective new tenants are selling their house to try and stop them getting more bogged down with loans and debt. I appreciate their honesty - but I want to cover myself - both are working and will get references. What is the best thing to do in this situation? Do I take six months or three months rent up front? Do I get a Guaruntor? What happens towards the end of the term if I do take it up front? What do I do now about the deposit scheme - or are most people forgetting that?

Can someone please help me with this cheers
