Dave -

I had a call from a tenant today who wants to leave the property next Saturday. Next Saturday coincides with the end of the initial period which was set at six months.

My question is does she need to give me a month's notice in writing?

The ast I use states that "The Tenant can end the letting period by vacating the Property on the last day of the initial period, or after that by giving the Landlord one month’s written notice." This seems a little ambiguous.

The RLA agreement states that "If, at the end of this time, you want to continue the tenancy and you have not already received from us two months’ notice to end the tenancy, it will carry on from month to month as a monthly contractual tenancy. You must give one month’s notice to end it. This notice must be given to expire on a rent
payment day."

Your advice, as ever, would be gratefully received.
