Hi

I have just let my property for the first year. I am opting to claim 10% wear and tear allowance rather than offsetting costs for renewal of furnishings.

However, what constitutes 'furnishings'? Is this just chairs , beds, sofas etc., or does it include white goods, carpets, blinds and so on?

In other words, can I claim 10% wear and tear but still offet the full cost of replacing an old carpet and a broken fridge?
