Hi, I sent this message last week so I apologise if you have replied but I cant access the answer.

I have a property where the tenants moved out last month stating there was damp in the property. The walls in the two bedrooms felt slightly damp to touch and some wallpaper was starting to peel. There was some mould formed at the back of a couple of cupboards.

We immediately instructed a damp specialist to compile a report, this stated that the property was not damp but the problem was caused by condensation. I installed some extra ventilation to help. The tenants did not pay their last months rent and moved out a month before the end of the tenancy. They now want their bond back. I would like to claim the bond to cover the rent arrears. Do I have a case?

Many Thanks
James
