My tenant signed up to a 12 month tenancy agreement with no break clause. 3 months into the tenancy he is now giving me 2 months notice. As he is in breach of the contract am I entitled to keep the whole 6 weeks deposit or can I only deduct expenses such as letting agent fees and any void periods etc?

Thanks
