Confusion seems to arise about the length of time that a notice lasts for. If a Section 21 notice is issued, it will be enforceable for an indefinite period of time, unless the tenancy is ended by the landlord issuing the tenant with a new agreement. (There is uncertainty about the validity of a Section 21 notice once a Section 13(2) notice has been issued requesting an increase in the rent being charged). However, if a Section 8 notice is issued (e.g. arrears of rent), this notice must be acted upon within twelve months of the date of issue.
