There is considerable damp on one external wall of a flat I let. The tenant claims she has immune deficiency and spores affect her daily living.

She initially raised the issue with me about 3 weeks ago and I have at last found a reliable damp proof specialist whom I know does good work. She says she wants the work done immediately.

I have explained that there is a wait of one month before he can fit the work in.

She says she has to sleep on the futon in the lounge of the 1 bed flat, because of the damp, and is asking for some financial recompense as she sees living in the flat, 'more like living in a bed sit'.

She still uses the bedroom but not to sleep in. The monthly rent is 400 pcm exc. any suggestions what I might offer her as recompense for her inconvenience.

Also have I any right to ask to see a medical certificate corroborating her condition, as I have a sense that she is exaggerating her condition?
