JUST SOME GENERAL ADVICE AS TO WHETHER I NEED TO APPOINT SOLICITORS:
TENANCY ON ONE OF MY PROPERTIES FROM 1ST OCTOBER 2008 TILL 31ST JULY 2009.
WE ALLOWED TWO OF THE TENANTS TO ACCESS THE HOUSE ON 1ST JULY WHILST WAITING FOR THE THIRD TO JOIN THEM IN OCTOBER 2008. BASED ON THI WE JUST TOOK THE RENT AGREED AT 910.00 PCM.

WHEN THE THIRD JOINED IN OCTOBER 2008, WE WROTE/EMAILED FOR THEM TO MAKE PAYMENT OF THE FULL BOND IN ACCORDANCE WITH TENANCY. THI WAS NOT FORTHCOMING UNTIL ONE TENANT PAID 303 (ASSUMED HIS PART) DIRECT TO OUR ACCOUNT AND REF "DEP" WE DID NOT LODGE THIS WITH DPS AS WAITING FOR THE OTHER TWO PAYMENT TO MAKE THE FULL BOND UP.

THE TWO WERE GUILTY BY THI TIME NOT PAYING RENT 303 ON TIME AND PAYMENT WERE COMING IN AT RANDOM DESPITE WARNINGS, DURING THIS CONFUSION WE EVENTUALLY RECEIVED PAYMENTS IN ADVANCE "NOT REFERENCED BOND" JUST PAID STRAIGHT INTO ACCOUNT WE DID NOT PICK THIS UP DUE TO THE RANDOM PAYMENTS IN RENT.
AT THE END OF THE TENANCY WE HAVE ONE OF THE TENANT IN ARREARS, THE HOUSE WAS ALSO NOT LEFT IN GOOD STATE WHICH HAS BEEN ADMITTED. THEY HAVE NOW GONE TO A SOLICITOR AND ARE CLAIMING THE DEPOIT 910.00 PLU ANOTHER 3 TIMES.
DOES SOUND CONFUSING!!
