Burn damage to worktop

We have received a property back with a large pan burn on the worktop. I have been on the inventory course so am aware of how to assess damage but the worktop is an item you would expect to last the life of the kitchen so difficult to assess deductions from bond. To replace the worktops would take all of the bond as it connects into more than one length so cannot be replaced in isolation. I cannot see any other option but to replace the whole worktop as it will peel and split and be unhygenic but would this be unfair?.
