My tenant moved in in dec 2005, there was a loveley new coal effect gas fire in the living room. Corgi check in May 2006 condemned the fire owing to most of the coals missing, the tenant blamed this on their kids.
The tenant is now in the process of moving out and is endeavouring to clean and patch up any damage as they "dont want any excuse not to get their bond back" they seem to have forgotten about the fire. I cannot get replacement coals for the fire, the only option is replacement and the cheapest replacement fire is 300 (plus installation). Should I deduct this from their bond?
