When our tenant moved in, we carpeted the whole house. The tenant has just left after 6 years and we found that 2 of the carpets had iron burn marks. We have replaced those carpets and thought it fair that the tenant should pay 50% of the cost of replacing the burnt carpets. The tenant argues that carpets only last about 6 years anyway and so we would have had to replace them ourselves anyway and so disputes our claim. is there a formula that a court would normally apply in such cases and, if so, does anyone know what it is.
