Hello, In order to avoid the current minefield of deposit taking legislation, could I use the fllolwing:

Write in the contract that the rent is to be paid two monthly in advance. i.e. I take two months rent at begining of tenancy and the tenant then pays monthly.

When tenant wants to leave they give two months notice and pay no further.

My good fortune is not to have experienced any destructive tenants but getting the rent can be challenging.

This model meets my risk profile but is it acceptable in law?
