Using deposit when tenant breaks lease
1) Can I use their deposit to cover any void while a new tenant is found? I assume so, just the outgoing tenant expects their full deposit to be returned immediately...
2) A possible tenant has been found, but they have offered £50 per month less. Can I claim anything from the original tenant's deposit to cover this shortfall (like £50 x 6 months tenancy = £300)?
