What is the situation if I get a neighbouring agency (who is offering fairer T&Cs) to let the property, and the current tenants decide to apply via the second agency? Am I liable for potential double fees? If so such a situation would seem to effectively unfairly penalising tenants who are looking for somewhere to live as I would have to tell the new agency that the current tenants cannot be considered.
