I have a student property and the tenancy has come to an end. I have made a few deductions which comes to 220.00 this relates to cleaning, gardening and some damage. I have not made charges for some other items and for clearing there unwanted books and rubbish. They are now disputing this amount and when I sent the email I did say if at a later date I wanted to claim for these I reserved the right to do so. Am I legally within my rights to do this, I suppose if they were accepting of the first deductions I was happy to not make charges for everything but now I have loads of paperwork to do going through the dispute and having to get the declaration signed by a solicitor I feel I should perhaps make a full claim. I was thinking of emailing them and stating I would be making this further claim if this goes to dispute but if we can settle amongst ourselves I will keep it at the original amount.
Many thanks
