Suggested wording for a tenancy agreement to cover the following:I want to rent a student property on an AST for a group of 5 sharers with UK guarantors but want not to take a deposit. I would however, like a clause in the lease that ensures that where damage occurs beyond normal wear and tear, I have the right to get the tenant or the guarantor to pay. For example, if someone vacated their room and the carpet had a big cut or burn in it, or they had painted the walls black - I would want them to pay for putting it right. Normally the deposit would cover this eventuality.
