When is a bedroom not a bedroom?
I have recently completed on a property and I am about to let a property for the first time. the property is a 2 bedroom quasi semi and was valued by the mortgage company as such. however, there is an attic conversion that has been done to a really high standard with stair case, heat and power but with no planning for an extra bedroom.
Am I allowed to market the property as 3 bedroom or will this put me in all sorts of bother if there is a fire for example and somebody is using it as a bedroom? The difference between a 2 and 3 bed in terms of rent is about £45.
