A tenant of mine has allowed a friend of hers to stay at my property for the last two months. I was aware of the situation from the beginning

The friendship has deteriorated considerably in the past few weeks and my tenant has asked her friend to leave.

The friend has refused to leave as she has 'tenants rights'

The friend does not have a tenancy agreement, does not have her name on any of the utility bills and does not have any proof of contributing towards the rent.

I have also asked the friend to leave on two occasions, the second occasion was yesterday when I visited the property and she still refused.

The friends family were also present yesterday and became very aggresive and confrontational towards me and threatened to take legal action against me as the citizens advice bureau had informed them I was performing an illegal eviction. The friends family have also behaved aggresively towards my tenant and have threatened her with physical violence

Can any one please clarify what I as the landlord can and cannot do in this situation.

Any advice would be greatly appreciated.

Regards

John
