Legality of serving a section 21 when one person has left a joint tenancy
I had 4 tenants originally sign a joint AST agreement with 3 month fixed period that has since expired. One person has recently moved out and I do not want to renew the tenancy- we are planning building work and it is clear that access is going to be an issue. It would be easier if they moved out.
Is a section 21A vaild if I were to serve it on the 3 remaining people?
I am trying to avoid renewing the tenancy and a fixed term which would mean they stay longer.
