I have a tenant who for health reasons has asked to be released four months into a six month contract. I have agreed to this.

We normally correspond by email. She wrote me by email and I responded by email. She then sent me a recorded delivery of her email.

Should I send her a recorded delivery letter or will my email reply suffice?

(The other complicating factor is that unfortunately, when the RLA Ast was drawn up I was unable to get a third party to witness it. Does this invalidate the agreement?)
