Hi I am an agent.
Landlord did not pay his mortgage and bailiffs were booked for possession. Tenant moved out on the morning. Landlord paid up the mortgage at the 12th hour. We tried ringing her and txting to which she did not respond. When she moved out she took the washing machine and fridge/freezer which belonged to the Landlord.

We wrote to her at the property address and requested an inspection giving 5 days notice. She did not respond. We went in with our office keys to find the place dirty and a mess with no signs of habitation.
She was seen going into the property a few days later. We went in and she had sellotaped the letterbox and put a blanket in the water tank causing a leak to the 2 flats below.

We have changed the locks on the flat and put up two notices one is an abandonment notice giving 7 days and the other is to notify anyone wishing to enter to contact us as the locks have been changed due to malicious damage.

I txt her this morning to say that I was reporting her to the Police for the damage and missing items.

She has rung the office shouting abuse (which is her way) and saying that we are not allowed into her flat and she is now reporting us to the police. Her tennacy expires 25/7/07 and due to her attitude non payment of rent and the way she treats the property this was never going to be renewed.

I have said she is welcome to go back to the property and continue her tenancy (as is her right) but just want to check with you that we have done things right and is there any way of not allowing her back in.
