Issuing new contract

Hi,

I have a tenant who has been in for four years on a AST, which was initially for 6 months and now rolls from month to month. In that time the rent has never changed and it is relatively low. I now want to put up the rent but although the tenant is good in many respects she is a real moaner and I know will object strongly.

I want to issue a new tenancy agreement. How do I go about that, do I have to issue notice regarding the old agreement first? Also, although I am pretty confident my proposed rent is reasonable knowing this person she may go to a rent tribunal - if she does, what happens?
