I have been a female landlord for 7 years now, managing my own properties and must have become a little too relaxed about my own personal safety. I do most of my own viewings and tenant visits and happily approach problem tenants.

Recently I had an issue with a tenant who hasn't paid his rent and very quickly the situation became scary. On the one hand you must remain hard faced, show no fear in order to have the upper hand - or maybe no rent will come your way from then on.

On this occasion it was all too obvious that
a) a female (or anybody) shouldn't have been there trying to collect rent from a bad tenant on her own. (if you can't take a person take a dog).
b) Somebody should have known I was there.
c) AVOID GIVING OUT YOUR HOME ADDRESS
d) If it really is bad, remember it is only money - pay somebody else to collect it for you

All worked out ok and they paid up, but I had some hairy moments.
