Our tenants have served notice to quit as the lease expires in 30 days, however they were required to give 60 days notice to quit, as per the AST. This would take them into a 1 month rolling (periodic) tenancy. please advise if the 60 days notice superceeds the expiry date of the lease?

Also, if the tenants refuse to give the full 60 days and insist on quitting at the end of the lease, what action (if any) can be taken to enforce the 60 day notice period?
