I served a Section 8 on a tenant who is now 3 months in arrears, and the date passed yesterday - tenant has still not paid any rent, or moved out. Do I now go ahead and apply for an eviction order? I assume that once I've got them out, and got a new tenant in, I total my costs and issue court proceedings against them for the amount owed.
Can you confirm this is correct?

Also, can I get the tenant out any quicker in light of the fact that when I visited them earlier today to see if they'd moved out, and they invited me in, I noticed a large amount of cannabis related smoking equipent on the coffee table.
