Tenants requesting rent reduction after boiler broken for 3 weeks.
I have a property in which the boiler broke down and despite numerous promises by local tradesmen to come and fix, no one came. One plumber said the boiler was no good and should be replaced and quoted me £1750 for parts and labour. Another would come to change boiler but not fit the part which i found out was needed.
I even went up there and waited for the tradesmen for 2 days but no one came. Eventually i got a number and someone came to to change the part and fix problem.
This process took 3 weeks almost whole of feb. When i realised that this wasn't going to be as quick as i thought i advised the tenants to get heaters which i paid for.
Despite this period, i was doing all i could to fix the problem
Now the tenants have told me that they only want to pay 1/3 of the rent for feb because there was no central heating. There was hot water and a gas fire downstairs.
It was also difficult to work around their hours as they finished at 5pm and were home after 6 so finding someone who would come out after 6 was a big issue.
I feel that i did all i could in the circumstances and wanted to ask some advice about my position,
