Tenancy agreements

Hello
I have 3 flats in the same house let to professional people. They have all been with me for 3 years and so far don't want to leave. They all pay their rent on time and keep the flats clean and tidy. I gave them all a ASTA when they moved in but I haven't given them any further agreements apart from an annual letter informing them of the rent increase. My questions are:
a)how do I stand legally if they default on the rent and I need to evict them?
b)should I be issuing another form of tenancy agreement and if so what kind and how often?
