I had a tenant of whose Housing Benefit suddenly ended on 19th Oct - due to 'move within area' That was the first notification - received by post on 22nd Oct -I had of the termination of the tenancy. The tenant had told me she wanted to move nearer to her family and friends but that had been 18m previously. Also I did give a reference to a letting agent in Dec 08.

I called at the property and found it vacant but full of plastic bags a bed in bits upstairs and generally the place in a mess.

I tried to contact the tenant but got incorrect number. I had no way of making contact with the tenant. I went back twice and found no change or sign of return. So I decided crack on and try to re-let before Xmas. So I had everything cleared and the property cleaned (at an expense of 230)

Then on 23rd Nov I received a text from tenant saying 'where's all my stuff?' After a flurry of texts it transpires that although she had moved she thought she had a month's rent in hand (she was actually 800 in arrears) and also claims that her new letting agent said they would inform me (as well as 2 other agencies - not letting agencies) I did get confirmation that they would not have done that.

She is claiming compensation for the goods disposed of inc 500 for the pram (which certainly didn't look anything special)I am sure she will be getting onto someone to assist her.

She has left the place in quite a mess inc a broken d/g window.

How should I proceed?
