Seems the question of smoke detectors is coming back.

If we let out an HMO we have to have a fixed detection system, routinely tested etc etc, but what about non HMOs?

This matter came up recently with our EHO. He stated we must have smoke detectors provided by the Landlord for non HMO properties under recent LACORS guidance.

Our local group response was we would not put in fixed appliances which we would own and would have to prove were tested, ie press the little red button once a week and hoover out once every six months. The comparison is gas boilers with the annual check.

EHO digs heels in but we got the local fire brigade to give out detectors free to anyone who asks. The tenant now owns the detector so there is no liability on the landlord.

Just thought this may be of use if your local EHO pipes up.....
